MINUTES <br />PLANNING COMMISSION <br />JUNE 8, 2006 <br />large and there are a lot of trees on the property. No trees will be removed <br />except for one Chat is damaged. <br />Duray asked if the sports court would be in the rear yard. O'Neil <br />indicated that after the lots are combined, the sports court would be in the <br />rear yard of the property. The City Planner indicated that Keller Parkway <br />would be the front yard of the combined lot. The sports court is proposed <br />to be located behind the rear line of the house that will remain. <br />Rheaume asked about the potential for future subdivision of the property. <br />The City Planner noted that the property owner would have to apply for a <br />subdivision and go through Che appropriate approval process before the <br />Planning Commission and the Council. Any current ordinances at the <br />time of application would have to be complied with. <br />O'Neil asked if she could work with her neighbor regarding the <br />installation of trees to close of the LaBore Road driveway area. She noted <br />that the neighbor has a pool and she would like his input to minimize the <br />amount of leaves that may blow into the pool. <br />Hall asked if the LaBore Road driveway would be completely removed <br />and if curbing would be installed. The City Planner stated that he did not <br />believe there was curbing in this particular area of LaBore Road. O'Neil <br />asked if a portion of the blacktop at the street could be retained so that her <br />neighbor would have an overflow parking area. The City Planner reported <br />that the Code requires that the driveway be completely removed. O'Neil <br />agreed to completely remove the LaBore Road driveway and sod the area. <br />The Planner noted that there is no requirement that O'Neil plant trees or <br />shrubs in this area. <br />Hall asked about the substandard condition of the house at 640 LaBore <br />Road. O'Neil described the condition of the house indicating its poor <br />shape and her desire to remove the house and garage. The house is <br />currently vacant. <br />Knudsen noted Che Planner's report indicating that the fence around the <br />sports court must be vinyl-coated and either black or green. O'Neil stated <br />that she agreed with this requirement. <br />Duray asked for an explanation on the Code related to sports courts. The <br />City Planner reported that recreational uses are permitted accessory uses in <br />the R-1 District. The Planner noted that the issue that arose in a recent <br />review of a hockey rink/sports court was the fact that the sports court was <br />located in the front yard of a property. The Planner noted that Mrs. O'Neil <br />is proposing a basketball court in the rear yard of her property, which is a <br />
