NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Alan Brixius <br />DATE: 21 March 1983 <br />RE: Carle Request for Zoning Ordinance Amendment <br />FILE NO: 758.09 - 83.06 <br />On March 3, 1983, Mr. Jerry Carle filed an application to amend the Zoning <br />Ordinance text. The Ordinance amendment stems from Mr. Carle's request to <br />locate a landscape business at 3101 Country Drive in Little Canada. While <br />Mr. Carle proposes to build an office on this lot in the future, he is unable <br />to build at this time. Mr. Carle is requesting to use a mobile home as a <br />temporary office until a permanent office can be built. <br />Temporary use of a mobile home as an office is not addressed in the Little <br />Canada Zoning Ordinance and is thus prohibited. The following Zoning <br />Ordinance amendment was drafted to accommodate Mr. Carle's request. The <br />amendment allows for the temporary office use up to one year through the <br />issuance of a nonrenewable permit within the Industrial Zoning District. <br />The amendment requires that a performance bond be deposited with the City to <br />insure that the mobile home is removed after the permit time elapses. <br />The Planning Commission must determine if the applicant's request is appro- <br />priate for Little Canada and if the proposed Zoning amendment is acceptable. <br />cc: Joe Chlebeck <br />Tom Sweeney <br />Little Canada City Council <br />Ed Locke <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
