NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: File MAR on 1903 <br />FROM: David Licht -23 <br />CITY OF <br />DATE: 21 March 1983 LITTLE CANADA <br />RE: Gerald Ducharme Subdivision <br />FILE NO: 758.09 <br />ne <br />On 21 March, Mr. Chlebeck and I met with Ducharme and his realtor <br />relative to property which he owns south of County Road B. The <br />intent is to create three lots out of the existing parcel. Mr. <br />Ducharme's property is located to the rear of the tract in question. <br />His initial proposal was to maintain an easement along the westerly <br />portion of the property and create two lots fronting on County Road <br />B. Upon discussing the matter and with concern raised relative to <br />what would be land - locked property to the south, it was concluded <br />that Mr. Ducharme will attempt to pursue dedication of a street along <br />the westerly property line. He will consult with relatives on the <br />possibility of acquiring an additional 25 feet of land to the west, <br />otherwise he will attempt to locate the entire right -of -way on his <br />property. <br />The new access would facilitate having access of two of the lots on <br />the new road. It was also concluded that until property developed <br />to the south, bringing the street up to city standards was likely not <br />necessary. In such a situation, Mr. Ducharme and the owner of the <br />northerly lot abutting the new street would have to have an agreement <br />on maintenance and snowplowirj of the drive until such a point as the <br />street was improved. <br />Mr. Ducharme and his realtor indicated they would attempt to talk to <br />their neighboring property owner to the west and resolve the street <br />access problem.
