NORTHWEST ASSOCIATED CONSULTANTS INC. MEMORANDUM TO: File MAR on 1903 FROM: David Licht -23 CITY OF DATE: 21 March 1983 LITTLE CANADA RE: Gerald Ducharme Subdivision FILE NO: 758.09 ne On 21 March, Mr. Chlebeck and I met with Ducharme and his realtor relative to property which he owns south of County Road B. The intent is to create three lots out of the existing parcel. Mr. Ducharme's property is located to the rear of the tract in question. His initial proposal was to maintain an easement along the westerly portion of the property and create two lots fronting on County Road B. Upon discussing the matter and with concern raised relative to what would be land - locked property to the south, it was concluded that Mr. Ducharme will attempt to pursue dedication of a street along the westerly property line. He will consult with relatives on the possibility of acquiring an additional 25 feet of land to the west, otherwise he will attempt to locate the entire right -of -way on his property. The new access would facilitate having access of two of the lots on the new road. It was also concluded that until property developed to the south, bringing the street up to city standards was likely not necessary. In such a situation, Mr. Ducharme and the owner of the northerly lot abutting the new street would have to have an agreement on maintenance and snowplowirj of the drive until such a point as the street was improved. Mr. Ducharme and his realtor indicated they would attempt to talk to their neighboring property owner to the west and resolve the street access problem.
