NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: <br />FROM: <br />Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />Anne Bronken /David Licht <br />DATE: 17 March 1983 <br />RE: Little Canada - Schrier Planned Unit Development <br />Concept Plan <br />MAR 31 1983 <br />CITY OF <br />LITTLE CANADA <br />FILE NO: 758.09 - 83.09 <br />BACKGROUND <br />A concept plan has been submitted for the development of an 18 acre site front- <br />ing on County Road C and adjacent to Round Lake (see Site Location Map, attached). <br />The proposal includes varying types of residential units (see Exhibit B, attached). <br />The property is zoned R -1, Single Family, and R -3, High Density Residential (see <br />Exhibit C, attached). It is surrounded by the following zoning and land uses: <br />North <br />East <br />South <br />West <br />Zoning Land Use <br />R -1 Round Lake <br />R -1 Vacant <br />R -1 Vacant and Single Family Residential <br />R -1 Single Family Residential <br />The purpose of the following report is to determine the general acceptability <br />of the proposal concept, and to comment on items requiring further considera- <br />tion if the concept is developed. <br />ISSUES AND ANALYSIS <br />Comprehensive Plan. In the text of the Comprehensive Plan regarding Planning <br />District 16, in which the subject site is located, the appropriateness of the <br />high density residential zoning is questioned. It goes on to state that low to <br />medium density using the PUD method may be more appropriate in this area, but <br />that the area should be studied further. The zoning plan proposed by the <br />Comprehensive Plan suggests that the site develop under a PUD zoning designation <br />(rather than a PUD conditional use permit). <br />Zoning. The single family homes are a permitted use in the R -1 District.
