n THPTgc <br />Planning commission <br />March 3, 19:23 <br />Heather Oaks <br />Mr. McKenzie reported that they were before the Planning Commission <br />a year ago with the proposal, but due to economics did not pursue it <br />at that time. A year ago the Commission was concerned with the <br />cul de sac proposed, and this has been eliminated by a continuous <br />through drive. The commission also was concerned with the <br />proposed 24 mat for the street. This has now been changed to a <br />30 foot pavement. Also a hydrant is proposed for the center of <br />the street with additional hydrants at each end. <br />The development will consist of 15 duplexes, or 30 units, each <br />with tuck under garages and partial basements. The units can <br />be either two or three bedroom and some of the units will be walk —outs. <br />Mr. McKenzie reported that the walls will be 1 hour rated construction <br />and two by six studs. There will also be a VA wall between the units. <br />The units will meet the minimum property standards of the FHA. <br />The purchase price will be approximately $112,000 per unit. Wood <br />siding is planned for the units with gabled roofs. <br />Mr. Costa asked if the buildings will look alike. McKenzie replied <br />that this is still being worked on. Most of the differences will be <br />in the topography of the sites. <br />Mrs. Timmons asked if there would be a homeowners association. Mr. <br />McKenzie replied that there would. <br />Timmons asked about outdoor storage. McKenzie replied that there will <br />be no outdoor storage allowed and no additional structures allowed. <br />Also the garages will be two —car and there will be space in the <br />driveways for two additional cars. <br />Mr. McKenzie reported that of the site 48% is buildable and 52% un- <br />buildable or wetland. This portion will be the common property <br />of the Homeowners Association. <br />Mrs. Timmons asked if the developer was opposed to dedicating a <br />drainage easement. McKenzie teplied that they were not. They <br />also will indicate that no additional development can take place <br />on the 52% of unbuildable property. <br />Mrs. Kingsbury asked what is going to be done about noise. Mr. <br />McKenzie replied that nothing will be done. The people buying the <br />units will he aware of the situation with the highways when buying <br />the units. <br />Mr. McKenzie commented that the Planner has made a statement that <br />the units are less than 30 feet apart, and that this is what is <br />required under P11D guidelines. McKenzie reported that it is only <br />a one —store entry —way projection on each unit that is 20 feet apart. <br />Page —5— <br />
