NORTHWEST ASSOCIATED CONSULTANTS INC. <br />TO: <br />FROM: <br />DATE: <br />.RE: <br />FILE NO: <br />PRELIMINARY REPORT <br />David Licht <br />Anne Bronken <br />14 February 1983 <br />Little Canada - Heather Oaks Planned Unit Development <br />758.09 - 82.08 <br />BACKGROUND: <br />Plans have been submitted for a planned unit development consisting of 16 <br />two -unit structures on a 7.28 acre site located northwest of the intersection <br />of I -35E and Highway 36 (see Site Location Map, attached). The site is zoned <br />R -2, Medium Density Residential, in which two - family structures are a permitted <br />use. The site is surrounded by the following land uses and zoning districts: <br />Land Use <br />North Multiple Family Structure <br />East Vacant <br />South Interstate right -of -way <br />vacant <br />East Single Family Homes <br />Zoning District <br />R -3, High Density Residential <br />R -1, Single Family Residential <br />R -1, Single Family Residential <br />R -1, Single Family Residential <br />ISSUES AND ANALYSIS: <br />Comprehensive Plan. The proposed use is consistent with the recommended develop- <br />ment for the area, i.e. from page 104 of the Development Framework, "The City <br />should ;onsider planned unit development with clus`e ed housing to take the <br />best advantage of the terrain." <br />Subdivision. The 7.28 acre site is proposed to be divided roughly in half <br />along the existing sanitary sewer line. The northern lot is a wetland with <br />little development potential at this time and has been labled an outlot. The <br />proposed development is basically contained on the southern lot, Lot 1 (see <br />Exhibit B, attached). One point of the street and one point of a driveway <br />have encroached on the outlot.
