14 February 1983 Page Three <br />A planned unit development need only meet respective district setback require- <br />ments at the front (30 feet) and sides (15 feet) of the project site. The <br />structures along Viking Drive, which is the front of the project, are only <br />20 feet from the property line. <br />The project is proposed to be developed in phases. A phasing plan should be <br />submitted for review. <br />A landscape plan also needs to be submitted showing the location, sizes and <br />identification (genius and species) of all plant materials. <br />RECOMMENDATION: <br />It is initially recommended that the Council discuss the introduction of <br />private streets into the City and make a general policy decision on this issue. <br />The approval of the PUD cannot be recommended until some site design problems <br />have been solved: <br />• Street widened to at least 30 feet <br />• Meet front yard setback of 30 feet <br />• Maintain adequate distance between structures <br />to Driveway design to meet Ordinance requirements or be approved by <br />the City Engineer <br />In addition to the solution of design problems, the following items must be <br />addressed: <br />• Approval of utility and drainage plans by the City Engineer with <br />recommendation regarding public or private utilities <br />• Submission of phasing plan <br />• Submission of landscape plan <br />cc: Joe Chl_beck <br />Tom Sweeney <br />Don Carley <br />Duncan McClellan <br />Gary Mackenzie <br />
