Suite 209 Fridley, MN 55432 RE: FILE NO: Little Canada - North Star Estates Mobile Home Park 758.09 - General Dear Mr. Zielinski: This letter is in response to your recent request for zoning information on the above property. As of October 26, 1988, the bulk of the mobile home park is zoned I -P, Industrial Park. Prior to this date, the designation was I -1, Light Industrial. This change principally involves site improvement and building materials standards, rather than allowable use. The mobile home park is considered a legal non - conforming use in the Industrial Districts. It is also my understanding that the park owns a parcel to the north of the residential portion of the park which is used for storage. This parcel is still zoned I -1 at this time, however, a proposal is being considered by the City to rezone to Planned Unit Development (PUD). The PUD designation is being considered for all property north of the mobile hone park. Property to the east of the park is zoned I -1, while property to the south is zoned I -P. The property to the west was rezoned to I -P as well, however, the property owner has initiated a request to revert to the I -1 designation. As you might imagine, much attention is being devoted to this area at this time. However, no plans to change the use have evolved. The mobile home park's status as a legal non - conforming use allows its continuance in its current state, or changes which may make it more conforming. It is the City's anticipation that redevelopment will occur in the area, and the Comprehensive Plan sees that redevelopment as Industrial in nature.
