As of October 26, 1988, the <br />bulk of the mobile home park is zoned I -P, Industrial Park. <br />Prior to this date, the designation was I -1, Light Industrial. <br />This change principally involves site improvement and building <br />materials standards, rather than allowable use. The mobile home <br />park is considered a legal non - conforming use in the Industrial <br />Districts. <br />It is also my understanding that the park owns a parcel to the <br />north of the residential portion of the park which is used for <br />storage. This parcel is still zoned I -1 at this time, however, a <br />proposal is being considered by the City to rezone to Planned <br />Unit Development (PUD). The PUD designation is being considered <br />for all property north of the mobile hone park. Property to the <br />east of the park is zoned I -1, while property to the south is <br />zoned I -P. The property to the west was rezoned to I -P as well, <br />however, the property owner has initiated a request to revert to <br />the I -1 designation. <br />As you might imagine, much attention is being devoted to this <br />area at this time. However, no plans to change the use have <br />evolved. The mobile home park's status as a legal non - conforming <br />use allows its continuance in its current state, or changes which <br />may make it more conforming. It is the City's anticipation that <br />redevelopment will occur in the area, and the Comprehensive Plan <br />sees that redevelopment as Industrial in nature.
