NADEAU ROAD ALTERNATIVE <br />This alternative provides for the retention of Nadeau Road as the primary <br />street connection to Country Drive. Construction of additional cul -de -sacs <br />provide for further development of single family residential land use in the <br />Yorkton Way and Burke Lane neighborhoods. Condit Road ends at Nadeau Road. <br />A combination of Single Family Residential and Residential- Business zoning is <br />suggested by the Nadeau Road Alternative. The Condit Road right -of -way <br />becomes the dividing line between residential and commercial land use. <br />If the Nadeau Road Alternative were implemented, the following considerations <br />are anticipated: <br />I. Without a direct street connection between the Yorkton and Burke <br />Lane neighborhoods, these areas will become rather secluded. The <br />primary caution with this design relates to possible public safety <br />concerns which are associated with a one - way -in, one - way -out <br />street pattern. However, this design will discourage commercial <br />traffic from impacting the residential neighborhoods. <br />2. A separation by Nadeau Drive of the area which fronts Country <br />Drive results in the creation of two redevelopment areas of <br />comparable size. Such a division may or may not be desirable. <br />3. Condit Road to Nadeau Road may further buffer the single family <br />residential area from future Residential- Business development <br />along Country Drive. <br />4. The City of Little Canada may wish to avoid construction of <br />(cul -de -sacs when possible, due to maintenance considerations. <br />This Alternative adds three cul -de -sacs within the neighborhood. <br />5. The plan minimizes the need to obtain further right -of -way to <br />facilitate a neighborhood street design. If and when development <br />is desired for the area between Yorkton Ridge and Burke Lane, the <br />proposed road system can be developed. The additional right -of- <br />way required may also be obtained without affecting existing <br />structures. <br />6. To maximize the development potential allowed by the Residential - <br />Business district provisions, it is assumed that projects proposed <br />in this area will be pursued by conditional use permit. <br />Page 54 <br />
