YORKTON RIDGE ALTERNATIVE <br />The Yorkton Ridge Alternative proposes to extend Yorkton Ridge east to Country <br />Drive. With the extension of Yorkton Ridge, existing Nadeau Road between <br />Country Drive and Condit Road can be eliminated. Yorkton Way is proposed to <br />loop from Yorkton Ridge east to Condit Road thereby providing the opportunity <br />to connect the Burke Lane and Yorkton neighborhoods. Both Burke Lane and <br />Condit Road are planned to terminate by cul -de -sac. <br />Single Family Residential zoning will continue for properties west of Condit <br />Road. Residential zoning has been extended slightly east of the proposed <br />Burke Lane cul -de -sac to accommodate an existing single family property. <br />Property fronting Country Drive to the south side of the proposed Yorkton <br />Ridge extension is designated as a commercial Planned Unit Development. <br />Property north of the extended Yorkton Ridge could be zoned for further <br />development of multiple family residential. <br />Important considerations which could result from implementation of the Yorkton <br />Ridge Alternative might include: <br />1. With the elimination of Nadeau Road, this plan provides for the <br />longest piece of redevelopment property among the alternatives <br />considered. With commercial Planned Unit Development zoning, <br />adequate controls will exist to allow the City of Little Canada to <br />control development initiatives as they occur. <br />2. Burke Lane is a single access street. This reasonably long <br />cul -de -sac may generate some cause for public safety concerns. <br />3. For residents of Burke Lane, the proposed street modification <br />could increase travel time for those movements from the south. <br />4. Like the Burke Lane Alternative, it is possible that the cul -de- <br />sac on the south end of Condit Road could be eliminated with the <br />north side properties on Burke Lane being re- subdivided. <br />Page 56 <br />
