northwest associated consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commis <br />FROM: Lisa Ring /David Licht <br />DATE: 7 July 1988 <br />RE: Little Canada - Stadler Garage Moving <br />FILE NO.: 758.09 -88.45 <br />EXECUTIVE SUMMARY <br />Proposal: <br />Thomas Stadler has submitted a request for a conditional use <br />permit to move a detached garage onto a lot located at 2837 Noel <br />Drive, the southwest corner of Noel Drive and Labore Road. The <br />garage is currently located in Vadnais Heights, at 3191 Edgerton <br />Street, north of Interstate 694. <br />The subject property is zoned R -1, Single Family District and <br />private garages are a permitted accessory use in an R -1 zone. <br />The garage to be moved is 24' X 28'(672 square feet), is intended <br />to replace the existing 24' X 24' garage (576 square feet). The <br />existing garage is structurally unsound, especially the roof of <br />the building. The replacement garage is a wood frame structure, <br />which will be compatible with the other homes and garages in the <br />surrounding neighborhood. <br />Recommendation: <br />The existing concrete slab encroaches two and one -half (2 1 /2) <br />feet into the side yard setback. Whereas we are sympathetic <br />toward the intentions of the applicant to simply replace an <br />existing garage with a large garage, we do not feel that a <br />variance is justifiable in this case. We also feel however, that <br />a denial of the application is not necessary, given the following <br />alternatives are considered: <br />1. The concrete slab is altered by adding two and one -half (2 <br />1/2) feet of concrete to the north side of the existing <br />slab.
