No building is currently being proposed for Lot 3, at this time. <br />The driveway is simply being moved to the eastern property line <br />to allow an increased buildable area for a future building. When <br />a building is proposed for Lot 3 in the future, the design and <br />building materials must be compatible with the buildings proposed <br />for Lots 1 and 2. Ramsey County must approve the curb cut being <br />proposed for County Road D. Gardner Brothers must obtain <br />approval for the new curb cut location for its proposed eastern <br />driveway, as a condition of this amendment. <br />Previous Reports: <br />Previous Planning Reports submitted by our office covered such <br />items of concern as; landscaping, drainage and grading, parking, <br />utility plans, park dedication and signage. The conditions <br />placed on these criteria in previous reports shall be upheld and <br />the specific requirements unchanged by this report. <br />RECOMMENDATION <br />It is recommended that the amendment to the Gardner brothers <br />development stage PUD be approved, subject to the following <br />conditions: <br />1. The new location of the eastern driveway is at least a <br />distance of 40 feet west of the Desoto Street right -of -way. <br />2. A complete set of revised landscape, utility and site plans <br />be submitted for staff review. The revised plans shall <br />reflect the change in location of the eastern driveway, and <br />shall show all currently proposed buildings and parking <br />areas in conformance with respective Ordinance setback <br />standards. <br />3. The existing building on the site must be removed before <br />construction of the eastern driveway begins. <br />4. When a future building is proposed for Lot 3, it shall be <br />compatible in design with the buildings to be constructed on <br />Lots 1 and 2; and shall meet all setback requirements. <br />5. All recommendations and conditions from previous Planning <br />Reports shall be met. <br />6.
