northwest associated consultants, inc. <br />August 30, 1988 <br />Mr. Robert Zilge <br />Empire Rebar Inc. <br />70 Woodlyn Avenue <br />Little Canada,,MN 55117 <br />RE: Little Canada - R & S Automotive PUD <br />FILE NO: 758.09 - 88.30 <br />Dear Mr. Zilge: <br />Mr. Louis Rustad, R & S Automotive, has submitted a Planned <br />United Development Concept Plan that calls for expansion of one <br />of the buildings he owns located on Woodlyn Avenue and future <br />development of property behind his current operation. To <br />facilitate this future expansion, the City of Little Canada must <br />receive a dedication of land for a public right -of -way in order <br />to provide a public roadway to the future operation. <br />According to Mr. Rustad, an agreement, to dedicate the right -of- <br />way was reached between Empire, which will dedicate 20 feet along <br />its east property line and, R & S, which will dedicate 30 feet <br />along its west property line. We believe this shared dedication <br />is a very positive situation in that both properties will benefit <br />by having adequate access to rear lot area. In order to proceed <br />with the R & S request in a timely manner, we would greatly <br />appreciate written documentation of the oral agreement previously <br />reached by the applicant and yourself. <br />It is important to note that the proposed street will not be <br />built until development approval is gained for expansion to the <br />rear area of the R & S automotive site, or you decide to develop <br />your southern parcel.
