northwest associated consuk ts, inc. <br />9 September 1988 <br />Mr. Don Hartzler <br />Levitz Furniture <br />3201 Country Drive <br />Little Canada, MN 55117 <br />RE: Little Canada - Rezoning <br />FILE NO: 758.09 - 88.55 <br />Dear Mr. Hartzler: <br />This letter is to inform you of the effect of the City's proposed <br />rezoning of your property in Little Canada from I -1, Light <br />Industrial to B -W, Business Warehousing. I have enclosed a copy <br />of the zoning district. As you can see, the intent of the <br />district is to provide for uses such as yours. Warehousing is a <br />permitted use in this district, and retail is allowed by <br />conditional use permit up to fifty percent of the principal <br />building. This is actually slightly more than the current I -1 <br />zone allows, and the intent of the I -1 zone is more industrial <br />use in nature. <br />Operationally, the zoning change should have no effect on your <br />business. If there are any non - conformities on this site (I am <br />not aware that any exist), they would be "grandfathered in" in <br />any case. The only effect the change would have would be at such <br />a time as Levitz may choose to change or expand its use of the <br />site. In this case, a conditional use permit would be required, <br />just as it would be under the I -1 District.
