913. "B -W ", BUSINESS- WAREHOUSING DISTRICT 913.010. PURPOSE. The purpose of the "B -W ", Business - Warehousing District is to provide for the establish- ment of wholesale and retail trade of large volume or bulk commercial items, storage and warehousing. The overall character of the "B -W" District is intended to be transitional in nature, thus industrial uses allowed within this District shall be limited to those which can cdmpatibly exist adjacent to commercial and lower density activities. 913.020. PERMITTED USES. A. Radio and television stations B. Warehouses C. Governmental and public utility buildings and structures D. Cartage and express facilities E. Building materials sales P. Commercial/leased offices G. Transportation terminals H. Research laboratories I. Commercial printing establishments J. Jewelry manufacturing K. Medical, dental and optical laboratories L. Wholesale business M. Private clubs for handball, racketball and tennis * *N. Commercial recreational uses (not including establishments serving alcoholic beverages) limited to: 1. Bowling alleys 2. Dance Halls 3. Skating 4. Theater (indoor only) 5. Sports and health clubs O. Essential services *P. Open and outdoor storage 913.030. PERMITTED ACCESSORY USES. A. All permitted accessory uses as allowed in the "8 -3" District 8. Semi -truck parking *C. Open and outdoor storage 913.040. CONDITIONAL USES. (Requires a conditional use permit based upon procedures set forth in and regulated by Section 921 of this Ordinance.) A. Open and outdoor storage as a principal or accessory use, provided that: 1. The area is fenced and screened from view of neighboring residential uses or if abutting an "R" District in compliance with Section 903.020, G of this Ordinance. 2. Storage is screened from view from the public right -of -way in compliance with Section 903.020, G of this Ordinance. 3. Storage area is grassed or surfaced to control dust. 4. All lighting shall be hooded and so directed that the light source shall not be visible from the public right -of -way or from neighboring residences and shall be in compliance with Section 903.020, I of this Ordinance. 5. Does not take up parking space as required for conformity of this Ordinance. 6. The provisions of Section 921.010,C of this Ordinance are considered and satisfactorily met. Open or outdoor service, sale and rental as a principal or accessory use provided that: 1. Outside services, sales and equipment rental connected with the principal use is limited to thirty (30) percent of the gross floor area of the principal use. 2. Outside sales areas are Fenced or screened from view of neighboring residential uses or an abutting "R" District in compliance with Section 903.020, G of this Ordinance. *Amended by Ordinance No. 244, November 28, 1984 * *Amended by Ordinance No. 288, September 23, 1987 Page 73 66
