Pelstring, Vice President <br />Business Development Services, Inc. <br />DATE: August 8, 1988 <br />RE: COUNTRY DRIVE REDEVELOPMENT PROJECT <br />BACKGROUND <br />The Little Canada Economic Development Commission and the City <br />Council has been considering the redevelopment and upgrading of <br />the Country Drive frontage road adjacent to Interstate 35E. <br />Business Development Services prepared and presented a <br />preliminary analysis for the Commission's and the Council's <br />review verifying the potential use of Tax Increment Financing. <br />We understand and agree with the engineer's and planner's <br />recommendation that Country Drive should not be relocated, but <br />instead, the site should be lowered and Country Drive <br />reconstructed on the existing right of way. <br />Two issues still remain for review and consideration by the <br />Commission and the City Council. The Council is considering a <br />proposal for a project on the north end of Country Drive which <br />would not be a part of the "Phase I" redevelopment project. In <br />addition, the Commission /Council is considering an appropriate <br />approach to marketing the redevelopment project. This report is <br />designed to respond to these issues. <br />PLANNED DEVELOPMENT PROJECT <br />I have had an opportunity to review the preliminary plans <br />proposed for the indoor archery range on the north end of Country <br />Drive.
