INFORMATIONAL HEARING <br />COUNTRY DRIVE <br />Notice is hereby. given that the City Council of the City of Little <br />Canada, Minnesota will hold an informational hearing on Wednesday, <br />October 12, 1988 at 7:30 p.m., or as soon as parties may be heard, <br />to consider the possible development of Country Drive from the <br />Water Works' right -of -way to So. Owasso Blvd. and from Country <br />Drive to Condit. <br />No specific development or developer has been identified at this <br />time. Rather, the City Council and its Economic Development <br />Committee are investigating ways to promote such development in <br />this area. <br />It is the opinion of the City Council and staff that visibility <br />from I -35E is the one major factor hampering the development of <br />this property. A method of improving that visibility has been <br />agreed upon which would lower the elevation of Country Drive <br />approximately ten to twelve feet below its existing grade from the <br />Waterworks crossing to the south side of the Quebec Apartments. <br />The properties immediately abutting Country Drive on the west would <br />be lowered as well. Condit Street would be left in its current <br />location although, it may be upgraded to City standards at this <br />time. Properties to the west of Condit would be largely unaffected <br />by this project. It is anticipated that the connection between <br />Condit and Country Drive (Nadeau Road) may be relocated; however, <br />that alignment has not been finalized. <br />The City is currently pursuing other steps to evaluate the <br />feasibility of this project. The City Engineer is estimating the <br />costs of such a project, and the City's Economic Development <br />Consultant is estimating the benefits of the proposal. <br />All persons wishing to be heard in reference to this matter will be <br />heard at this hearing. <br />'Joseph G.
