The subject site is located in <br />the B -W Business - Warehousing District. The applicant's dwelling <br />unit is a legally existing non - conforming use. <br />Recommendation: <br />This lot combination appears to be a straight forward request <br />that will benefit the City by eliminating a substandard lot. <br />Based on information contained in this report, we recommend <br />approval of this lot consolidation. <br />Attached for Reference: Exhibit A - Site Location and Exhibit B <br />- Site Survey. <br />Analysis <br />Lot Combination: <br />Lot frontage required in the "B -W" District is 100 feet. The <br />western parcel of the subject site has a street frontage of <br />approximately 97 feet. This is a non - conforming lot. Combining <br />these two lots will eliminate the non - conforming lot.
