COUNTY ROAD B <br />MAPLEWOOD,MINNESOTA551O9 <br />March 25, 1988 <br />Joseph Chlebeck <br />City Clerk <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />GERVAIS OVERLOOK PRELIMINARY PLAT (Richard Anderson's former property) <br />The present owner of this property, Mr. Donald Nelson, has informed me that you need <br />a letter from Maplewood stating that this plat has been approved and that city water <br />from Little Canada is a requirement. <br />A list of the conditions for preliminary plat approval is enclosed. Please note that <br />the first condition is that Little Canada must order the construction of city water <br />to this site. <br />Before we will approve the final plat, water main must have been constructed to the <br />site or a developer's agreement, with a surety, must have been posted to guarantee <br />its construction or contracts must be signed if the improvement is to be constructed <br />by Little Canada. <br />I have asked Mr. Nelson to have you prepare him a letter stating how the water main <br />will be constructed and when it will be constructed. Mr. Nelson would then include <br />your letter in his application to us for final plat approval. <br />For your information, I have also included a concept area development plan. As we <br />discussed, it is assumed that the land in Little Canada and Maplewood to the southeast <br />of LaBore Road will be sewered through Maplewood's system and that city water will be <br />provided by Little Canada.
