DATE: April 11, 1988 RE: GARDNER BROS. HOMES OFFICE DEVELOPMENT TIF CONCEPT REVIEW INTRODUCTION Gardner Bros. Homes currently occupies approximately 2,500 square feet in an existing office building in Little Canada. The company currently employs 100 people and, due to the planned expansion, they anticipate hiring an additional 50 employees over the next two years. I have had an opportunity to meet with representatives of Gardner Bros. Homes to discuss their potential project. The company is requesting Tax Increment Financing assistance directly from the City of Little Canada. PROJECT PROPOSAL Gardner Bros. Homes proposes to construct a 36,000 square foot office building on the property adjacent to their existing facility. The company is seeking a high quality office building, substantially all brick and the foyer will be the full four -story height. The company stated that they wish to set a standard for construction development in this area. Gardner Bros. Homes intends to occupy one floor of the building and also has arranged for a number of other users to occupy the building immediately. In addition to Gardner Bros. Homes, other tenants planned include a title insurance company, an architec- tural design firm, an insurance agency, a mortgage company, a land development firm, and a commercial contractor. Gardner Bros. Homes are also anticipating construction of a 9,000 square foot warehouse building immediately behind the planned office building. This building will be used for inside storage for a number of the subcontractors who work for Gardner Bros. Construction.
