HOMES OFFICE DEVELOPMENT <br />TIF CONCEPT REVIEW <br />INTRODUCTION <br />Gardner Bros. Homes currently occupies approximately 2,500 <br />square feet in an existing office building in Little Canada. <br />The company currently employs 100 people and, due to the planned <br />expansion, they anticipate hiring an additional 50 employees <br />over the next two years. <br />I have had an opportunity to meet with representatives of Gardner <br />Bros. Homes to discuss their potential project. The company <br />is requesting Tax Increment Financing assistance directly from <br />the City of Little Canada. <br />PROJECT PROPOSAL <br />Gardner Bros. Homes proposes to construct a 36,000 square foot <br />office building on the property adjacent to their existing <br />facility. The company is seeking a high quality office <br />building, substantially all brick and the foyer will be the full <br />four -story height. The company stated that they wish to set a <br />standard for construction development in this area. <br />Gardner Bros. Homes intends to occupy one floor of the building <br />and also has arranged for a number of other users to occupy the <br />building immediately. In addition to Gardner Bros. Homes, other <br />tenants planned include a title insurance company, an architec- <br />tural design firm, an insurance agency, a mortgage company, a <br />land development firm, and a commercial contractor. <br />Gardner Bros. Homes are also anticipating construction of a <br />9,000 square foot warehouse building immediately behind the <br />planned office building. This building will be used for inside <br />storage for a number of the subcontractors who work for Gardner <br />Bros. Construction.
