northwest 2ssoci2ted consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Ken Roberts /Stephen Grittman <br />DATE: May 9, 1988 <br />RE: Nadeau /Rossez Subdivision <br />FILE NO: 758.09 - 88.31 <br />BACKGROUND <br />RECENEO <br />MAY 121988 <br />city of <br />Little Canada <br />Mr. Thomas Hartigan, Attorney, has filed an application for Ms. Lena Nadeau and <br />Mr. and Mrs. Rossez to subdivide (replat) land in the southeast 4 of Section 6. <br />A map of the area is attached for reference. (Exhibit A). <br />ISSUES AND ANALYSIS <br />As noted on the application, a garage encroachment exists with the current property <br />line configuration of these parcels. This application is for land in the area <br />of Little Canada which has had questions and discrepencies regarding surveys <br />and ownership for a number of years. This would appear to be the reason for <br />the improperly located garage. <br />To try to clarify and simplify the ownership and building setback questions in <br />this area, a subdivision (replat) of land has been proposed. This will involve <br />a land swap between Lena Nadeau and the Rossez's. The parcels in question <br />are approximately equal in size and this plan has been reviewed by the affected <br />property owners. <br />Exhibit A is the current lot line configuration and Exhibit B shows how the <br />lot lines will be with the proposed subdivision. As shown, this plan will <br />simplify the lot layout in this area of Little Canada. <br />To formally record this transaction, legal descriptions, probably by registered <br />land survey, will be required for each parcel. <br />RECOMMENDATION <br />Based on the material herein, our office recommends approval of the proposed <br />subdivision contingent upon the creation of legal descriptions for each parcel <br />in question. <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />Page 16 <br />
