northwest Essociated consuft2nts, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Ken Roberts/Stephen Grittman <br />DATE: 5 May 1988 <br />RE: David Wright Subdivision <br />FILE NO: 758.09 - 87.19 <br />BACKGROUND <br />Mr. David Wright has filed an application for a simple lot <br />split for the property at 2985 Vanderbie Street in Little <br />Canada. The lot in question is Lot 2 of Block 3 of Gervais <br />Heights Addition and is near the corner of Allan Avenue and <br />Vanderbie Street. The property in question is zoned R -1, <br />Single Family Residential and is shown in Exhibit A. <br />ISSUES AND ANALYSIS <br />The lot split being proposed requires the dedication of the <br />remainder of the street width to serve the access needs of <br />the proposed lots. As 30 feet has already been provided, 20 <br />feet of additional right -of way is necessary. One problem <br />with this proposal is that Lot 1 at the corner of Allan and <br />Vanderbie was previously divided but the street right -of -way <br />was not dedicated. Exhibit B shows the approved subdivision <br />of Lot 1 <2995 Vanderbte Street). The 30 foot right -of -way <br />across the rear of Lot ! is necessary to provide in part <br />adequate access to the proposed new parcel. <br />It is suggested to ensure adequate street access is provided <br />to the proposed new lot, a restriction by deed or covanent <br />be placed on the new lot by the City. The restriction would <br />be such that no building permit would be granted for the new <br />lot prior to complete City street access being provided for <br />the lot.
