Minutes <br />Schroeder <br />Property <br />Division <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />June 9, 1988 <br />Pursuant to due call and notice thereof a regular meeting of the <br />Planning Commission of the City of Little Canada, Minnesota was <br />held on the 9th day of June, 1988 in the Council Chambers of the <br />City Center located at 515 Little Canada Road in said City. <br />Acting Chairman Gene DeLonais called the meeting to order at 7:30 <br />P.M. and the following members of the Commission were present at <br />roll call: <br />MEMBERS PRESENT: Gene DeLonais, Acting Chairman <br />Bill Davison <br />Art Herkenhoff <br />Peggy Schweizer <br />John Pope <br />MEMBERS ABSENT: <br />ALSO PRESENT: <br />Peter Costa, Chairman <br />Tom Perlinger <br />Steve Grittman, City Planner <br />Kathy Glanzer, Recording Secretary <br />There being no corrections to the May 12, 1988 Planning Commission <br />meeting minutes, the minutes were approved as read. <br />Mr. Schroeder appeared before the Commission requesting approval of <br />a division of his property on Rice Street. Schroeder reported that <br />he would like to divide the Hardee's property from the rest of the <br />site so that he will get a separate tax statement for the Hardee's <br />site. Schroeder reported that he has reviewed the City Planner's <br />recommendations, however, indicated that as soon as another tenant <br />is found for the property, a lot of the problems pointed out by the <br />Planner will be resolved. The location of the north driveway cannot <br />be determined until a tenant for Parcel 1 is found. <br />The City Planner stated that he has no problem with the lay -out of the <br />property, however, was hoping to see this property platted. For example, <br />the Hardee's parcel could be identified as Lot 1, U.S. Swim & Fitness <br />could be identified at Lot 2, and the remaining undeveloped property <br />would be platted into an outlot. The Planner reported that under City <br />Code any subdivision is supposed to occur by plat. However, if the <br />City is notcomfortable with requiring a plat at this time, this require- <br />ment can be waived. The City Planner stated that the amount of development <br />potential in the property warranted requiring a plat. <br />Schroeder reported that he is leasing the property to Hardee's and <br />for tax purposes would like the property division. Schroeder reported <br />that he expects to retain ownership of the property. <br />Herkenhoff stated that he could not see a problem with waiving the platting <br />Page 1 <br />
