MEMORANDUM <br />nort <br />west Essocipted corsultEnts, inc. <br />TO: Little Canada Planning Commission <br />FROM: Ken Roberts /Stephen Grittman <br />DATE: 1 March 1988 <br />RE: Little Canada - Parkland Rezoning <br />FILE NO: 758.09 - 88.13 <br />BACKGROUND <br />The purpose of this memorandum is to formally document the need to rezone four <br />parcels of City owned property from R -1, Single Family Residential to P, Public/ <br />Semi - Public District. The property in question is known as ':hunderbay Park in <br />northeast Little Canada between Payne Avenue and Greenbrier Street. The area is <br />shown on the attached map, Exhibit A, and the City Zoning Map is attached as <br />Exhibit B for reference. <br />CASE ANALYSIS <br />The area in question is four parcels of land that the City his acquired through <br />the platting and subdivision process. This parkland is approximately 4.3 acres <br />in total area primarily under the NSP power line easement. <br />The purpose of the Public /Semi - Public Zoning District is to ensure City control <br />over the land which is used publicly or semi - publicly. City parkland is a permitted <br />use of this zoning district. <br />RECOMMENDATION <br />Staff recommends that the City rezone the four parcels in question to P, Public/ <br />Semi - Public, to ensure City control over this area as it is .o be used by the <br />public as parkland.
