NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: James Vick <br />DATE: 27 August 1984 <br />RE: Ryan Industrial Park - Proposed Lot Split <br />FILE NO: 758.09 - 84.40 <br />BACKGROUND <br />Mr. Ryan is proposing to split Lot 6, Block 2 and Lot 1, Block 4 of Ryan <br />Industrial Park. Technically, a lot division creating more than two lots <br />is considered a subdivision requiring both preliminary and final plat <br />approval. However, should the City strictly enforce this requirement, Mr. <br />Ryan could simply split one lot this month and the other lot in October. <br />We would therefore recommend that both of these lots be subject to a review <br />for a lot split at this time. <br />ISSUES AND ANALYSIS <br />The property in question is located in the I -1 zoning district. The follow- <br />ing lot dimensions are required in this district: <br />Minimum lot area: 20,000 square feet <br />jinimum lot width: 100 feet <br />All lots created by the proposed lot divisions are in excess of these <br />minimum requirements. <br />The south 30 feet of this property was originally designated as a road ease- <br />ment for Woodlyn Avenue. During the final plat stage of Ryan Industrial Park, <br />this easement was vacated. There is a drainage ditch which presently runs <br />through this parcel. The contraints this may present on development should <br />be referred to the City Engineer. <br />As per requirements of the Subdivision Ordinance, a six foot drainage and <br />utility easement should be designated around the perimeter of all lot lines. <br />•1520 minnetonka hnuhwvard, suite470 minne;ipolis mn 55.116 012 025 -9120 <br />
