Little Canada Rd. <br />Little Canada, Minn. 55117 <br />Dear Council Members: <br />500 West Highway 96 <br />St. Paul, Minnesota 55112 <br />484-3301 <br />Sept. 6, 1984 <br />RE: Thunder Bay Addition <br />We have reviewed the revised plat of Thunder Bay Addition which, in <br />essence, would result in cul —de -sacs leaving the N.S.P. right -of -way <br />free from road crossings and providing more space for parks etc. <br />This would result in less road construction and corresponding lower <br />cost. <br />It does, however, at the same time require more overall planning <br />insofar as utilities are concerned. This includes sanitary sewer, <br />watermain and storm sewer. <br />It is our concern as engineers that the changes in plan being considered <br />by the Council and Planning Commission do not jeopardize the utility <br />system to the point that it becomes impractical or not feasible. <br />We are dealing with an area of extremely flat land where sewer grades, <br />which depend on gravity, are all important if an economical design <br />is desired. <br />With this though in mind, we have prepared a sketch plan of the area <br />showing the utility system as it would be based on the proposed plat <br />of Thunder Bay Addition.
