northwest 2ssociated consult-ants, inc. <br />pg@Emj <br />NOV 7 1984 <br />MEMORANDUM <br />CITY OF <br />LITTLE CANADA <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 1 November 1984 <br />RE: Poolside Expansion <br />FILE N0: 758.09 - 84.50 <br />BACKGROUND <br />Poolside, Inc. has submitted a site plan for review which details their <br />proposed new facility and parking layout. The business currently operates <br />out of several existing buildings on this site at Jackson Street and <br />County Road C. <br />ANALYSIS <br />The proposed facilities for the Poolside site represent a substantial improve- <br />ment over the existing situation. Adequate parking and loading are provided, <br />and all proposed improvements meet or exceed Ordinance design standards. <br />The only major problem appears to be the number of buildings on the site. <br />The Zoning Ordinance allows one principal building per site and accessory <br />buildings which may contain up to 30% of the square footage of the principal <br />building. The proposed principal structure is a one story building of <br />approximately 5,800 square feet. The existing storage garage near the <br />east property line is approximately 2,800 square feet, nearly 50 percent <br />of the proposed building. In addition to this, two other buildings exist <br />on the site. Both of the latter two structures violate setback requirements <br />of 40 feet along a public right -of -way and residential property. We would <br />strongly recommend that the last two structures be removed, while allowing <br />the storage garage on the east to remain as a nonconforming structure.
