NORTHWEST A SOCW:- ED COC SUL P),N y S ;NC. <br />MEMORANDUM <br />T0: Little Canada Planning Commission <br />Little Canada Mayor and City Council <br />FROM: James Vick <br />9 July 1984 <br />RE: Frison - Lot Split <br />FILE NO: 758.09 - 84.32 <br />Frank Frison has submitted a request for a simple lot split for 146 East <br />County Road C. The property is currently platted as three parcels, one <br />buildable lot and one undersized lot fronting on County Road C and the third <br />lot fronts on East Rose Place, but has a narrow penisula which disects the <br />other lots and fronts on County Road C. The applicant proposes to resubdivide <br />the land to create two conforming lots. <br />The property in question is zoned R -1, Single Family Residential. Both of <br />the proposed lots exceed the minimum size and area requirements specified by <br />the Little Canada Zoning Ordinance. There is a house on the lot which fronts <br />on County Road C. Although this structure is not shown on the site plan, a <br />site inspection has confirmed that it its in conformance with setback require- <br />ments. The parcel which will front on East Rose Place has a shed which is <br />built on the property line. This structure should be removed. <br />The proposed lots are consistent with other developed lots on the block. <br />Topography is near level and suitable roc building; Utility easements have <br />not been included on the site plan. These easements should be included on <br />a survey of record. <br />The proposed subdivision is an improvement over the existing platting and <br />is recommended for approval, subject to the following conditions: <br />1. Utility easements are provided. <br />2.
