NORTHWEST ASSOCIATED CONSULTANTS INC. <br />Planning Report <br />T0: Little Canada Planning Commission <br />FROM: James Vick <br />DATE: 19 June 1984 <br />RE: Lynch - Lot Split <br />FILE NO.: 758.09 - 84.28 <br />Mrs. Lynch has submitted a request for a simple lot division for 692 East <br />County Road B -2. The irregularly shaped lot currently exists as one parcel <br />of 49,036 square feet. The applicant proposes to divide off the east 147 feet <br />to create a second lot (see Exhibit B). <br />The property in question is zoned R -1, Single Family Residential. Both lots <br />exceed the minimum size and area requirements specified by the Little Canada <br />Zoning Ordinance. There is a house on Parcel 1 which is not shown on the site <br />plan. This structure is on the south end of the parcel and does not pose any <br />problems with setbacks relative to the lot split. <br />A six- foot -wide utility easement should be included along all lot lines. <br />Sewer and water service is not designated on the site plan. The location and <br />potential hook -up of these services should be confirmed by the City Engineer. <br />Topographic information is also absent from the site plan. Since this part of <br />the City contains some lowland areas, site drainage may be of issue.
