NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: James Vick <br />DATE: 28 June 1984 <br />RE: Manes - Subdivision Request <br />FILE N0: 758.09 - 84.31 <br />Jerome Manes has submitted an application for a simple lot division at <br />2934 LaBore Road. The lot presently exists as one parcel of 4.95 acres. <br />The application is proposing to split this lot into two parcels. <br />The property in question is zoned R -1, Single Family Residential. The <br />lot requirements and setbacks for the R -1 district are as follows: <br />Lot Area: 10,000 square feet <br />Lot Width: 75 feet <br />Setbacks: 30 feet - front yard <br />10 feet - side yard <br />30 feet - rear yard <br />Both lots created by this subdivision are well in excess of the minimum lot <br />requirements. The buildings on the western parcel are all in conformance <br />with setback requirements. Section 1005.020.d.9. states, "Where structures are <br />to be placed on large or excessively deep lots which are subject to potential <br />replat, the preliminary plat shall indicate a logical way in which the lots <br />could possibly be resulhdivided in the future." Exhibit C shows a sketch of <br />how the site may potentially hook up with current development in Maplewood to <br />the south. Potential lot lines demonstrate that the proposed subdivision <br />would be better served if the western parcel was reduced 10 feet in depth. <br />This would allow two standard lots rather than one large lot in the south- <br />west corner should future subdivision take place. Since topography, poor <br />soils and wetlands may be involved, the feasibility of this future sub- <br />division should be confirmed by a land engineer. Should it prove to be <br />feasible, a sketch should be included on the preliminary plat along with any <br />road easements necessary. <br />A six foot wide utility easement should be included along all lot lines. Sewer <br />and water service is not designated on the site plan. The location and potential <br />hook up of these services should be confirmed by the City Engineer. <br />Topographic information is also absent from the site plan.
