Little Canada Mayor and City Council
Little Canada Planning Commission
3 July 1984
Page Two
While the standards utilized by other communities within the area is not
necessarily the pattern which Little Canada may wish to follow, our office
knows of no City which allows duplexes to be developed at the same lot
standards imposed upon single family homes. Our suggestion has been that
duplexes should have a minimum lot size of 12,500 or 15,000 square feet
(6,250 or 7,500 square feet per unit). This would address both the density
concern as well as the planning and control issue. Furthermore, a
transition in density of types of units would be created with single family
dwellings at 10,000 square feet and the low density end to quads and town-
houses at 4,000 square feet at the higher density end within the R -2
District.
Your discussion and direction on this matter is requested.
cc: Joseph Chlebeck
Tom Sweeney
Ed Locke
