Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />3 July 1984 <br />Page Two <br />While the standards utilized by other communities within the area is not <br />necessarily the pattern which Little Canada may wish to follow, our office <br />knows of no City which allows duplexes to be developed at the same lot <br />standards imposed upon single family homes. Our suggestion has been that <br />duplexes should have a minimum lot size of 12,500 or 15,000 square feet <br />(6,250 or 7,500 square feet per unit). This would address both the density <br />concern as well as the planning and control issue. Furthermore, a <br />transition in density of types of units would be created with single family <br />dwellings at 10,000 square feet and the low density end to quads and town- <br />houses at 4,000 square feet at the higher density end within the R -2 <br />District. <br />Your discussion and direction on this matter is requested. <br />cc: Joseph Chlebeck <br />Tom Sweeney <br />Ed Locke <br />
