NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />Little Canada Mayor and City Council <br />FROM: James Vick <br />DATE: 19 July 1984 <br />RE: Picha - Lot Split <br />File No: 758.09 - 84.36 <br />Thomas Picha has submitted a request for a simple lot split for 3046 Greenbrier <br />Street. The proposed subdivision will divide one large lot into two smaller <br />lots of 16,591 square feet and 25,272 square feet. <br />The property in question is zoned R -1, Single Family Residential. Both of the <br />proposed lots exceed the minimum size and area requirements specified by the <br />Little Canada Zoning Ordinance. There is a house and garage on the southern <br />parcel. Although these buildings are not shown on the site plan, a site <br />inspection has confirmed that all building setbacks have been met. There are <br />also two driveways on the southern parcel. The northern driveway is built <br />over the proposed lot line and should be removed and seeded for grass. <br />The proposed lots are consistent with other developed lots on the block. Topo- <br />graphy is near level and suitable for building. Utility easements have not <br />been included on the site plan. A six foot easement should be included along <br />the perimeter of all lot lines on the survey of record. <br />The proposed subdivision is recommended for approval subject to the following <br />conditions: <br />1. The driveway existing on the proposed lot line is removed. <br />2. Utility easements are provided. <br />3.
