Little Canada Mayor and City Council <br />13 August 1984 Page Five <br />With the recommendation of the Park Commission as of 25 July, Block 2 will <br />need to be replatted for 7 lots. The corner lot should be 98.5 feet wide and <br />the interior lots at 89.5 feet wide. Any excess should be added to the <br />northern lot to add buffer space from the proposed park. <br />Exhibit E has incorporated some of the above recommendations on the site plan. <br />RECOMMENDATION <br />Recommendation is made to approve the preliminary plat for Thunder Bay Estates, <br />subject to the following conditions: <br />1. A plan for improvements to County Ditch 7B is approved by the Watershed <br />District and easements are given for the construction and maintenance <br />of these improvements. <br />2. An acceptable street pattern is approved and the Allen Avenue Area Plan <br />is amended to reflect these changes. <br />3. The park land requirements are approved and included on the preliminary <br />plat. <br />4. The preliminary plat is adjusted so that dimensions listed are consistent <br />with the drawing scale. <br />5. A permanent cul -de -sac is provided at the end of Thunder Bay Road. <br />6. A road easement is provided south of the Thunder Bay Road cul -dc -sac. <br />7. Locations of sewer and water mains are designated and utility and drainage <br />easements are provided on all lots. - <br />8. The lots of Block 2 are replatted to reflect the Park Commission's <br />recommendation. <br />9.
