Little Canada <br />Little Canada, Minn. 55117 <br />Dear Council Members: <br />500 West Highway 96 <br />St. Paul, Minnesota 55112 <br />484 -3301 <br />May 8, 1984 <br />RE: Kimmes Property <br />The Council requested that we report on the "City Property" located <br />at the rear of the Kimmes property on Little Canada Road. <br />We report the following: <br />1. This property is part of St. Johns City platted in 1856. <br />A copy is attached. <br />2. The major portion of St. Johns City was registered and a plat <br />filed by R.L.S. No. 68 in 1954. This had the affect of <br />establishing the boundaries of St. Johns City by court action. <br />A copy is attached. <br />3. In 1976 we surveyed the property now owned by Kimmes by extending <br />the lines of the R.L.S. The extension of those lines show that <br />the lots in question actually encroach on the Water Works <br />right -of -way by 2 or 3 feet. <br />4. It is our conclusion therefore that the County section map is <br />not entirely correct. A copy is attached showing the approximate <br />location of the true line in red. <br />You will also note that no dimensions are given for the City property <br />and no dimensions are given in the legal description.
