PLANNING REPORT TO: Little Canada Mayor and City Council Little Canada Planning Commission FROM: David Licht / DATE: RE: FILE NO: 2 May 1984 Q��odg0 MAY 8 1984 CITY OF Lrt LE CANADA_ Little Canada - Drake /Fratalone Subdivision 758.09 - 84.18 BACKGROUND Previously processed as the Drake /Jones Subdivision (case file 81.30), finalization of this land division was halted due to a contract for deed problem and change in ownership. Past recommendations and history of this request are outlined in the previously submitted reports on this request which are attached. The present request is necessary due to lapse of approval as a consequence of time. The request has, however, been slightly altered in that only 4 parcels are now involved. The Jone's house to the east is no longer involved. This has also resulted in utilizing the existing original lot line on the eastern border of the property. Also Tract "F ", formerly a small lake front parcel is no longer involved. RECOMMENDATION Our recommendation for approval remains unaltered from our prior review dated 31 March 1983. In this regard, the variance and lot layout are seen as acceptable and justifiable. A matter of continued and increasing concern, however, is the lack of compliance with Subdivision Ordinance submission and format requirements. This was noted in our 31 March 1983 report. It is a situation not confined however, to this particular request. Easements, grading and drainage plans, utility hookups, etc. need to be addressed to properly assess the acceptability of this or any other land divisions.
