This property was the subject of discussion in late 1981 <br />and early 1982 (see attached Planning Report dated 1 February 1982 - Attachment <br />PLAN EVALUATION <br />The property in question is zoned R -1. This requires the following lot <br />standards: <br />A. Lot Area - Interior: 10,000 square feet <br />Corner: 11,000 square feet <br />B. Lot Width - Interior: 75 feet <br />Corner: 80 feet <br />C. Setbacks: <br />1. Front Yards: Not less than thirty (30) feet. <br />2. Side Yards: Any lots platted and developed prior to the effective <br />date of this Ordinance or for which a building permit has been issued <br />shall have side yards no less than five (5) feet. Other lots shall have <br />side yards no less than ten (10) feet, nor less than thirty (30) feet <br />on the side yard abutting a public right -of -way. <br />3.
