Although the addition <br />would potentially violate the setback requirements by itself, it does not <br />increase the nonconformity of the existing structure. <br />RECOMMENNDATION <br />The conditional use permit for an expansion of the garage at 2805 Country <br />Drive is recommended for approval subject to the following conditions: <br />• No commercial use or home occupation shall be conducted on the site <br />as long as the residence is the principal use. <br />• The garage shall not be used for repairing, restoring, or storage <br />of vehicles other than those belonging to the property owner. <br />o The City Engineer approves the site drainage with the new structure. <br />e The City Attorney review our office's interpretation of the applicable <br />ordinance provision and if contrary to our opinion that the matter be <br />referred back to staff for study. <br />cc: Joseph Chlebeck <br />Ed Locke <br />Don Carley <br />Thomas Sweeney <br />Charles Rice <br />6 7 <br />
