STATE OF MINNESOTA
DEPARTMENT OF ADMINISTRATION
SAINT PAUL
BUILDING CODES AND
STANDARDS DIVISION
January 12, 1984
Mr. Ed Locke
Building Official
City of Little Canada
515 Little Canada Road
Little Canada, MN 55117
JAN 16 1384
CITY OF
LITTLE CANADA
Re: Appendix "E" Application to Existing Building, Your Inquiry
Dear Mr. Locke:
408 METRO SQUARE
7TH AND ROBERT STS.
ST. PAUL, MN 55101
Phone: 612/296 .4639
To directly answer your question a hypothetical example is used and code
application is applied to the example.
If you have an existing B -2 occupancy building (retail sales) of 1800 square
feet it is not required to be sprinklered (Appendix E). If a proposal to
enlarge the building to a gross square footage of 3800 square feet, two
solutions are available. The solutions are:
1. the existing building cannot be enlarged in excess of 2000 square feet, or;
2. the existing building and the 2000 square foot addition must be sprinklered
throughout. 1982 UBC 104(b) tells us that "any building plus new additions
shall not exceed height, number of stories and area specified for new
buildings."
Appendix "E" when adopted replaces the allowable area provisions of 1982 UBC
Chapter 5. The allowable area increases of 506 and 507 apply only to basic
areas of Chapter 5. Increases do not apply to Appendix E areas. Appendix E
areas are arbitrary areas established as maximum gross area that a community,
with limited fire fighting capabilities is capable of handling with limited
personnel and equipment. The areas established in Appendix E do not have any
relationship to Chapter 5 permitted areas. Chapter 5 areas are based on
occupancy, type of construction, open space, etc. UBC Section 505(e) (area
separation walls) are applicable only to Chapter 5 provisions not Appendix E.
23
AN EQUAL OPPORTUNITY EMPLOYER
