MINUTES OI' THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />APRIL 13, 2006 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 13th day of <br />April, 2006 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Dan Knudsen called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION <br />Mr. Dan Knudsen <br />Mr. Tom Duray <br />Mr. Scott Barraclough <br />Mr. Jon Hall <br />Mr. Michael McGraw <br />Ms. Katie Socha <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Gary Rheaume <br />Mr. Steve Grittman, City Planner <br />Mr. Brandon Rickert, Cable TV <br />MINUTES The minutes of the March 9, 2006 minutes were approved as submitted. <br />REZONING- The City Planner reported that in reviewing the City's Zoning Code, <br />2700 AND City staff is recommending the elimination of the Limited <br />2724 Neighborhood Business District (B-1) from the Code. This district <br />RICE was established years ago when it was typical Co have the traditional <br />STREET mom and pop grocery store and other neighborhood businesses in <br />neighborhoods. This district no longer applied to the way Little Canada <br />has developed over the years, and therefore the recommendation to <br />eliminate the district. <br />In reviewing the Zoning Map, the Planner reported that it was noted there <br />is one property in Little Canada that is zoned B-1, that is the small office <br />building at 2700 Rice Street. It was also noted that the property at 2724 <br />Rice Street is zoned Single-Family Residential (R-1) even though it is <br />used as a hair salon as well as small insurance office. The Planner noted <br />that when Iona Lane was developed several years ago, there was some <br />question as to how to deal with the Rice Street frontage. The decision at <br />
