NORTHWEST ASSOCIATED CONSULTANTS INC. <br />PLANNING REPORT <br />TO: Little Canada M nd City Council <br />FROM: David Licht ft <br />DATE: 14 February 1984 <br />RE: <br />FILE NO: 758.09 - 84.02 (City File No. 224) <br />BACKGROUND <br />The applicant is proposing to relocate an existing structure on the <br />City owned property along Demont Avenue. This proposed action is <br />subject to a conditional use permit and requirements as stipulated <br />in Section 303 of the Municipal Code. <br />A site plan illustrating the location of the dwelling was submitted at <br />the Planning Commission meeting on 9 February and is attached as <br />Exhibit A. Photos of the existing house were also submitted and are <br />indicated in Exhibits B and C. <br />Demont Avenue (City Property) - House <br />Moving Request <br />FEB 15 1984 <br />CITY OF <br />LITTLE CANADA <br />REQUEST EVALUATION <br />The site plan as proposed conforms to setback requirements of the City's <br />Zoning Ordinance. A question does exist, however, as to whether the <br />topography on the site will permit the location as suggested. The grade <br />of the site also poses a drainage concern. To date the applicant has not <br />provided elevation information and therefore these questions cannot be <br />resolved prior to the City Council's consideration of this matter on <br />22 February. <br />The balance of the concerns related to this conditional use permit involve <br />the City Building Official's evaluation of the existing structure and its <br />eventual remodeling. Mr. Locke will be relied upon for this evaluation <br />and a subsequent report to the City Council. <br />RECOMMENDATION <br />As the topography issue is seen as technical in nature, it is believed <br />the City Engineer and City Building Official can resolve any building <br />or drainage problems which may be present. Provided therefore, that the <br />structure and any accessory buildings are placed on the lot in conformance <br />to ordinance requirements, it is recommended that the conditional use permit <br />be approved.
