NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 2 February 1984 <br />RE: LeMay Addition - Preliminary Plat <br />FILE NO: 758.09 - 83.23 <br />ZONING APPLICATION NO. 222 <br />FEB 3 1984 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />In 1983, Mr. Lee LeMay proposed, in concept form, the subdivision of his <br />property located adjacent to the south side of the NSP easement on the west <br />side of Arcade Street. The City Council decided that a through street <br />to Greenbrier was not necessary at this location. It was felt that Mr. <br />LeMay's proposal to construct a temporary cul -de -sac was appropriate in <br />anticipation of future subdivision and the extension of a north -south <br />public street to Allen Avenue. <br />ANALYSIS <br />The lot requirements for the R -1 District are as follows: <br />Lot Area: <br />10,000 sq.ft. <br />11,000 sq.ft. (corner) <br />Width: 75 ft. <br />80 ft. (corner) <br />All 12 lots in the proposed subdivision meet the appropriate requirements. <br />The proposed street is shown at a 50 foot width, the minimum for newly platted <br />local streets. Where the street turns, a partial cul -de -sac is proposed to <br />allow for an additional lot. This cul -de -sac is shown to have a radius of <br />50 feet. The minimum for a standard dead end cul -de -sac is 60 feet. However, <br />since the street does not dead end here, and the cul -de -sac design is merely <br />for the addition of frontage, this configuration should be acceptable. <br />The new street will end at Mr. LeMay's south property line until the parcels <br />the the south are developed.
