Little Canada Rd. <br />Little Canada, Minn. 55117 <br />Dear Council Members: <br />500 West Highway 96 <br />St. Paul, Minnesota 55112 <br />484 -3301 <br />Feb. 28, 1984 <br />RE: Pate's Addition <br />We have reviewed the preliminary plat of Pate's Addition. The sanitary <br />sewer, watermain and street surfacing are already in place on Greenbrier <br />Street and County Road "D" to serve this plat. <br />All lots have existing sewer and water services except for Lot 2 which <br />does not have a sewer service on Greenbrier Street. However, there is <br />a wye on the sewer main along County Road "D" at the rear of Lot 1 <br />which could be extended into Lot 2 to avoid disturbing Greenbrier <br />Street. Therefore, a 20 foot utility and drainage easement will be <br />required across the rear of Lot 1 for the sewer service to Lot 2. <br />Fill will have to be placed on all lots to raise the house pads the <br />required height above the water table. This will force the drainage <br />behind the houses to run to the back of the lots. Therefore, a 15 foot <br />drainage and utility easement will be required across the rear of Lots. <br />2 -7 and also along the north side of Lot 3 between the easements across <br />the rear of Lots 2 and 3. The developer will have to grade a swale in <br />this rear drainage and utility easement to carry the drainage from the <br />back of the lots north to the existing ditch on the south side of <br />County Road "D ". A grading plan will have to be submitted for our review <br />showing the proposed lot filling and the drainage swale across the rear of <br />the lots. <br />There is also an existing swale in the boulevard on the east side of <br />Greenbrier Street which carries drainage from the street north to the <br />existing ditch on the south side of County Road "D ". Since the drainage <br />from the front yards and the street will continue to drain into this swale.. <br />the swale will have to be maintained as is and deepened in some spots to <br />provide adequate grade and avoid standing water.
