NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 29 February 1984 <br />RE: Picha Property - Pates Addition <br />FILE NO: 758.09 - 83.32 <br />CITY APPLICATION N0: 225 <br />BACKGROUND <br />J. P. Homes has filed for a subdivision of the Rose Picha property located <br />along Greenbrier south of County Road D. The property stretches from County <br />Road D on the north through the NSP easement on the south. The parcel is <br />proposed to be divided into seven separate lots. The two southernmost lots <br />would be quite large due to the location of the power easement. The proposed <br />lot seven was at one time considered as a potential site for the extension <br />of a road between Greenbrier and Arcade, however, in the Fall of 1983, the <br />Little Canada Council elected not to cut the street through from Lee LeMay's <br />property at this point. <br />ANALYSIS <br />The area is zoned R -1, Single Family Residential. The lot area requirements <br />are as follows: <br />Interior Corner <br />Area 10,000 sq.ft. 11,000 sq.ft. <br />Width 75 80 <br />All lots in the subdivision meet or exceed their respective requirements. <br />In addition a sketch plan reflecting basically this same layout was approved <br />in concept form last October, subject to the location of the street mentioned <br />previously. <br />One other issue which was a matter of confusion last Fall was the width of <br />Greenbrier. However, the full right -of -way has since been dedicated and <br />recorded. In addition, previous reports show that it was necessary to <br />remove a garage as a condition to the original lot split.
