PLANNING REPORT TO: Little Canada Mayor and City Council Little Canada Planning Commission MAR 7 1984 CITY OF FROM: David Licht LITTLE CANAD4 DATE: 5 March 1984 RE: Nardini Rezoning (R -2 to B -3), Lots 4 and 5, Block 1, Towbridge Addition (Demont - between Rice and Park Streets) FILE NO: 758.09 - 84.06 CITY FILE N0: 227 BACKGROUND Application has been filed by Marguerite Nardini, the owner of the property in question, for a rezoning from R -2 to B -3. The parcels are presently surrounded by B -3 zoning. According to Mr. Chlebeck, the change of zoning from B -3 to R -2 occurred during the most recent Comprehensive Plan and zoning revision process. The former owner had requested an R -2 zone in order to accommodate a proposed townhouse development. Within the past year, the City has also processed a conditional use permit PUD for the parcels. A Mr. Dupre also proposed to construct townhouses on the property. Final purchase of the property was not achieved and as a consequence no further pursuit of the townhouse proposal is anticipated. As noted above, the parcels are surrounded by B -3 zoning. Land use to the west is commercial in nature, while activity to the west is single family residential. Note should be made that the single fancily uses north of Demont and west of Park Street are legal nonconforming activities. REQUEST ANALYSIS The rezoning of property is a policy matter and as a consequence is guided by the City's adopted Comprehensive Plan.
