NORTHWEST ASSOCIATED CONSULTANTS INC.
MEMORANDUM
TO:
Little Canada Mayor and City Council
Little Canada Planning. Commission
FROM: David Lichti'✓
DATE: 3 April 1984
RE: Nardini - Demont Property Rezoning
FILE NO: 758.09 - 84.06 (CITY #227)
Based upon comments and suggestions received at the 28 March 1984 City
Council public hearing on the proposed rezoning, Mrs. Nardini has elected
to change the rezoning request being considered. In order to insure that
a compatible use is developed on the property, it is now proposed that the
easterly lot be rezoned from R -2 to Planned Unit Development (PUD). The
westerly parcel rezoning request remains a change from R -2 to B -3.
From the comments and concerns voiced, it would appear that the introduction
of a PUD adjacent to the existing single family homes will resolve the un-
certainty and incompatibility questions. Any development which is proposed
on the easterly parcel will require submission of plans and review by the
Planning Commission, public hearing and notice and approval by the City
Council. A PUD contract will subsequently be formulated and signed to
regulate activities and define use and requirements. While a somewhat
unusual application of the PUD concept, the rezoning of the easterly
parcel is recommended. It is further suggested that as part of action
taken on the PUD, that the City indicate its intent that the uses to be
allowed range up to commercial activities as generally defined by the B -3
zoning district. Such activities, however, are to be ones which can exist
in an harmonious fashion with the adjacent single family development.
The rezoning of the westerly parcel to 6 -3 is seen as consistant with
surrounding zoning and commercial activities. It is therefore recommended
for approval.
cc: Joseph Chlebeck
Tom Sweeney
Ed Locke
Don Carley
Mugs Nardini
17
4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420
