NORRTIM EST ASSOCIATED CONSULTANTS INC. <br />March 21, 1984 <br />Mr. Richard Kimmes <br />339 Little Canada Road <br />St. Paul, Minnesota 55117 <br />RE: Little Canada - Kimmes Property (339 and 347 Little Canada Road) <br />FILE N0: 758.09 - 84.07 <br />Dear Mr. Kimmes: <br />As discussed at our meeting on 5 March 1984, I have reviewed the Little <br />Canada Zoning Ordinance and concluded that there are two approaches under <br />which you could proceed to gain City authorization for construction of the <br />second accessory building on your property at 347 Little Canada Road. The <br />first would be to request a variance for a second accessory building and <br />storage. Due, however, to the proposed interrelationship of activities <br />between your two properties (339 and 347 Little Canada Road), the most <br />appropriate course of action would be to apply for the planned unit <br />development rezoning. A PUD District provides for interrelationships of <br />individual parcels, plus also allows for additional buildings. <br />An application should be filed with Mr. Chlebeck at City Hall. If you wish <br />to proceed on this natter this spring, I would urge that you submit the <br />application prior to 1 April. <br />I wish to stress that this letter only identifies the appropriate procedures <br />under which your proposed plans can be accommodated.
