NORTHWEST ASSOCIATED CONSULTANTS INC. <br />Fyn MEMORANDUM 1 &` l°` � � <br />TO: Little Canada Mayor and City Council <br />FROM: David Licht <br />DATE: 16 April 1984 <br />RE: Subdivision Administration - "Simple" Subdivision Policy <br />FILE NO: 758.09 <br />APR 18 1984 <br />CITY OF <br />LITTLE CANADA <br />At present, the City of Little Canada generally allows the division of a new <br />parcel of land from larger tracts by the preparation of a registered land <br />survey rather than a plat and the submission of related information require- <br />ments. <br />Provided that details such as the placement of drainage and utility easements <br />are provided and such a lot is on a public street, this process does not <br />appear to create any potential problems, provided the property in question <br />is part of a previous plat. In cases which involve unplatted parcels, <br />however, we believe the registered land survey process overlooks many major <br />concerns which can cause substantial problems in the long run. Drainage <br />is a major question which is not addressed. Also road placement and potential <br />future division of land is commonly not looked at in detail. <br />It is our recommendation that the City Council clarify the policy on simple <br />subdivisions and limit its use only to land within existing plats and in- <br />volve the creation ofno more than one additional lot.
