April 10, 1989 <br />To: Little Canada Planning Commissioners <br />Little Canada City Council Members <br />Re: Carl G. Swanson Addition - Little Canada Road <br />Dear Commissioners and Council Members; <br />We would like to address a couple issues with regard to the proposed development <br />directly north of our neighborhood. <br />The first and we feel most important issue is the "drainage" shown by an arrow <br />pointing south on both proposals. We urge you to have an engineer with a good <br />background in this matter to thoroughly research the impact additional run off <br />of water will have on our street. We are aware that Roger Glanzer is no longer <br />Public Works Director in our city. We would encourage you, however, to visit <br />with Roger or someone from the Public Works Department to learn what kind of <br />problems we have had with severe water problems in our street during rains. <br />The home at 554 Schletty Drive (the "log" home) has had damage in the home <br />caused by water coming in due to improper drainage down our street from Little <br />Canada Road. You will recall that we have been in front of you before with <br />concern about the south end of our street "dropping off ". The street was not <br />engineered properly when our area was developed. The cul de sac on the end has <br />the storm sewer on the east side of the cul de sac. However, when water runs <br />down our street, it collects on the west side of the cul de sac and never makes <br />it to the storm sewer. There has also been excessive flooding in the back yard <br />of the property at 513 Schletty Dr. because, evidently, the drainage of the <br />entire neighborhood was not addressed properly in the beginning. <br />We encourage further residential development in our city as opposed to industrial <br />or commercial development near existing residential neighborhoods. We urge <br />you to have this new development conform to the standards all ready set by our <br />neighborhood. We have included a list of our addresses and lot sizes. Please <br />do not allow the neighborhood directly north of ours to have lots of mostly <br />minimum lot sizes. If we recall correctly, the neighbors on County Rd. B -2 <br />argued successfully when Ray Kroiss subdivided his property at Co. Rd. B -2 and <br />Edgerton that they wanted the new lot sizes to conform to the existing lots in <br />the neighborhood. We ask the same. <br />While we may not be considered "big business" in Little Canada, our collective <br />Real Estate Taxes paid by the 19 owners of property in "Schletty Woods" totals <br />$41,658.32. We have all made a substantial investment in our homes. We hope <br />that the new development will enhance our neighborhood and all of Little Canada. <br />In summary, we encourage you to not recommend, nor give, preliminary plat <br />approval to the Carl G. Swanson Addition until a thorough study of the drainage <br />has been completed. We would request, if possible, that this study not be <br />done by the same engineering firm that reviewed the drainage of our neighborhood <br />when it was first developed. We also request that the lots conform to the lots <br />in our neighborhood.
