APPERT & GR1FFEL
a(Ul d
SUITE 630 ROSEDALE TOWERS • 1700 WEST HIGHWAY 36 • SAINT PAUL, MN 55113. 633-1039
March 13, 1989
Mr. Michael Fahey
Mayor of Little Canada
515 Little Canada Road
Little Canada, MN 55117
Dear Mayor Fahey:
I am writing as a follow -up to my telephone conversation with
Mr. Pelstring on March 9, 1989.
I am currently in the preliminary stages of planning to build a
law office on #5 Viking Drive in Little Canada. Currently there
is a tiny pink house on this lot and it is the property to the
immediate West of the St. Jude's property. I don't think we
will have to take out any trees to build the office and we will
also do considerable landscaping work in addition to what is
already there. The first thing we will do is take down the
existing garages and home that are currently there. We plan on
building a 5000 square foot two story reproduction victorian
mansion. It will be similar to one of the "Painted Ladies" in
San Francisco. It be an extremely attractive and interesting
building by any standards. The office itself will house ten
attorneys, ten secretaries, and approximately five additional
staff. It is our feeling that we will be adding a very
attractive development to the City of Little Canada. We will
also be bringing in approximately 25 new jobs. We will also of
course be increasing the tax base.
I am enclosing a copy of the survey for your review.
The architect of the building will be Ken Powell from B.W.B.R.
Architects in St. Paul. This is a very well respected
architectural firm and I would be happy to have you review their
credentials. The building will be built by Thomas Montgomery of
Page 85
