5. INDOOR RECREATIONAL AREA - SLOT CAR TRACK <br />We propose to install a 200 - 300 foot slot car track. It <br />should interact well with our radio controlled track, since it <br />is much less expensive to own slot car equipment. It will <br />also be popular with radio controlled car operators who are <br />waiting for their next heat. Rentals and service will also be <br />available for the slot car facility. <br />6. RETAIL SHOWROOM AND SALESROOM FOR HOBBY <br />MERCHANDISE. <br />Approximately 900 sq. ft. of space in the front part of the <br />complex would be devoted to retail. It is essential to the <br />operation of any successful Radio Controlled Car Track to <br />have a good on site parts selection. Approximately 10% <br />of our total gross income is accounted for by retail sales. <br />7. RADIO CONTROL EQUIPMENT REPAIRS <br />The vehicles which will be operated in our facility use solid <br />state digital porportional radio controls, solid state <br />porportional speed controls, sophisticated peak detecting <br />battery chargers, and electric motors with RPM's above <br />40,000. Needless to say, there are many people who desire <br />to operate these devices, but who cannot perform the <br />necessary maintenance and repairs. We have invested <br />approximately $10,000.00 in diagnostic equipment for <br />servicing radio control gear. I- Iaving track on site would <br />greatly accelerate service work sales. In addition, it would <br />be a simple matter for us to add a service oriented <br />advertisment to our current national ads, which would <br />enable us to become a regional or national service facility. <br />We already perform service work for many customers in the <br />five state region and southern Canada. <br />CONCLUSION <br />We see ourselves as local, longstanding community members who <br />are seeking to move a stable, longterm business into the area. <br />The business would involve wholesale, retail, light man- <br />ufacturing, and repairs, as well as a low impact, family oriented <br />recreational facility. We believe that the activities we propose be <br />allowed in this building would be consistent with and would lend <br />support to some of the other leisure time retailers and indoor <br />recreational facilities in the area, such as the Sailboard Warehouse, <br />and Bwana Archery. <br />Page 35 <br />
